Stranded Assets: The Equipment Nobody Is Watching
The smart-building wave is real. It is also happening almost entirely inside buildings that were already smart. Most commercial HVAC equipment lives somewhere else.
The 75% nobody connects
The National Renewable Energy Laboratory puts numbers on it: nearly 60% of US commercial buildings over 50,000 square feet have a building automation system controlling HVAC and lighting. Among small and medium buildings, under 50,000 square feet, adoption is 13%. That leaves over 75% of all US commercial buildings with no automation system at all.
Restaurants, clinics, small retail, branch offices, strip malls, schools. The buildings are everywhere, and the cooling equipment that keeps them running reports to nobody.
Why the smart-building wave keeps missing them
Most monitoring and analytics products assume there is a building system to plug into. Fault detection platforms read automation-system points. Energy analytics read the meter and the BAS trend logs. If the building never had a BAS, there is nothing to read, and the sales conversation ends.
The obvious fix, install a BAS first, fails on cost. Control systems are labor-heavy projects: panels, wiring, point-by-point programming. For a building running two rooftop units and a couple of splits, the integration project can cost more than the equipment is worth. So the building stays dark, not because nobody cares, but because the connected-building industry priced it out.
What stranded looks like in practice
A stranded unit runs until it does not. Refrigerant drifts low over a season and nobody sees the curve. A condenser fouls gradually and shows up as a slightly warmer dining room, then a much warmer one on the first hot weekend. Maintenance is a calendar visit that inspects what is visible, and an emergency call when something finally quits.
Every one of those failures had a signature in the data. There was just no data.
Un-stranding without a BAS
The equipment does not need a building system. It needs a handful of measurement points: temperatures across the refrigerant circuit and airflow, current on the compressor and fan. Clip-on sensors reach all of them without wiring into anything. A battery-powered device with cellular built in sends the data straight to the cloud, with no site network, no gateway, and no integration project.
